Structural reinstatement of an early 1900s triple brick building, including a new plywood bracing unit for the first-floor ceiling. The interior featured custom native timber finishes and wool products.

Cause of Damage: Electrical fault causing a ceiling fire. Location: Manchester St, Central Christchurch

This two story  early 1900’s triple brick construction is unique in Central  Christchurch. The building has been split into two tenancies , divided by a triple brick fire wall to protect each tenancy in the event of a fire. Unfortunately this wall was put to the test with a ceiling fire from an electrical fault being contained to one of the flats. The triple brick construction, and the fire wall lead to some unique structural reinstatement requirements to comply with current building codes.Engineering details called for the entire first floor ceiling to be constructed as one plywood bracing unit and steel angles were fixed to the existing brick fire wall to tie it all together.

The owner of the unit also had some unique requests for the finishes of the home she wanted to use as much native timber as possible and called up native plywood finishes to the kitchen, and used wool products for the floor coverings and feature wall coverings! Access to this central city site was very restricted, traffic management was utilized vehicle parking and space on site was very restricted which provided challenges that the programming and management team enjoyed solving.Our in-house decorating team has spent many hours prepping the original solid plaster finish for a high quality wall paper finish.
