An electrical fire originating in the soffit of the home caused structural damage to the roof framing of the Home. The scope of works called for total replacement of the roof framing structure, roofing, ceiling linings, plumbing, electrical and gas services to the roof void. The brick cladding was also damaged and had to be replaced. As the balance of the house elements were unaffected by the fire, they remained in place and had top be protected from the elements whilst the repair works were being undertaken.
We achieved this by encapsulating the home in scaffolding with heat shrinked plastic fastened to the outside creating a tent over the house. This presented challenges with the build programme as it created access issues for the large roof truss installation we overcame this by custom designing a build platform over the drive way to land the trusses on.
During planning conversations and assessment of the home before works began we provided advice around the configuration of the existing layout and came up with a solution involving deleting a couple of internal walls in the new building consent making a bedroom a lot more user friendly.The bracing calculations had to be redone to accommodate this change which we facilitated and actioned to ensure compliance with the building code.
